Florida Licensing Requirements for Real Estate

An Applicant for a Florida Real Estate License must be at least 18 years old, hold a high school diploma and meet standards detailed in the State Application. In addition, an Applicant must:

Real Estate Sales Associate
  • Successfully complete a FREC-approved pre-licensing course for sales associates consisting of sixty-three (63) classroom equivalent hours and covering the topics required by the FREC. After the course completion date, the course is valid for licensure purposes for two (2) years.

  • Submit a completed application, electronic fingerprints, and appropriate fee (may submit this package prior to completing Step 1).

  • Pass the Florida Real Estate Sales Associate Examination with a grade of at least 75.

  • Submit a completed RE-2050-1 form to activate the license - otherwise the license is issued in an inactive status. To immediately begin working as a Florida Real Estate Sales Associate, an Applicant can submit the completed RE 2050-1 form at the examination site, after passage of the State Exam. Otherwise, an Applicant must submit the RE 2050-1 form to the Division of Real Estate.

  • Whether holding an active or inactive license, a newly licensed Sales Associate must successfully complete a FREC-approved post-licensing course for sales associate consisting of at least forty-five (45) classroom equivalent hours, prior to the expiration of his/her Initial Sales Associate License Period.

Real Estate Broker
  • Hold an active Real Estate Sales Associate License and complete twelve (12) months real estate experience during the five (5) year period preceding becoming licensed as a broker. A Broker Applicant who holds a Florida Real Estate Sales Associate License must fulfill the Sales Associate Post-Licensing Educational Requirement prior to being eligible to obtain a broker license. There is no exemption from completion of the Sales Associate Post-Licensing Course for any holder of a Florida Sales Associate License.

  • Successfully complete a FREC approved pre-licensing course for brokers consisting of seventy-two (72) classroom equivalent hours and covering the topics required by the FREC. After the course completion date, the course is valid for licensure purposes for two (2) years.

  • Submit a completed application, electronic fingerprints, and appropriate fee (may submit this package prior to completing Step 2).

  • Pass the Florida Real Estate Broker Examination with a grade of at least 75.

  • Submit a completed RE-2050-1 form to activate the license - otherwise the license is issued in an inactive status. To immediately begin working as a Florida Real Estate Broker, an Applicant can submit the completed RE 2050-1 form at the examination site, after passage of the State Exam. Otherwise, an Applicant must submit the RE 2050-1 form to the Division of Real Estate.

  • Successfully complete a FREC-approved post-licensing course for brokers consisting of at least sixty (60) classroom equivalent hours, prior to the expiration of his/her Initial Broker License Period.

Obtaining a Florida Real Estate License by Mutual Recognition Agreement

The State of Florida has negotiated Mutual Recognition Agreements with 11 states: Alabama, Arkansas, Colorado, Connecticut, Georgia, Indiana, Kentucky, Mississippi, Nebraska, Oklahoma and Tennessee. Brokers and Sales Associates from these mutual recognition states can qualify for an equivalent type license in Florida. Also, these agreements ensure that Florida licensees have equal opportunity for licensure in those jurisdictions with which agreements are concluded.

An Applicant seeking to obtain a Florida Real Estate License by Mutual Recognition must hold a valid, current and active real estate license, in good standing, issued by the Real Estate licensing agency in the state from which the applicant is applying. The intent of these agreements is to recognize the education and experience that real estate licensees have acquired in another state.

Each licensee who applies for Florida licensure from a state or jurisdiction that has a current mutual recognition agreement with Florida must pass a written Florida-specific Real Estate Law Examination. The exam consists of forty (40) questions - each with 1 point in value. A grade of 30 points or higher must be achieved to pass the exam.

Obtaining a Florida Real Estate Broker License with Other State Experience

An Applicant for a Florida Real Estate Broker License can apply real estate experience gained in another state toward a Florida Real Estate Broker License if the Applicant has held an active Sales Associate or a valid Broker License for at least twelve (12) months during the preceding five (5) years. When an Applicant claims experience from a jurisdiction other than Florida, the Applicant must attach to the application a current certification of real estate license history (not more than one year old) from the licensing agency of that jurisdiction.

To qualify real estate experience from another state, the Real Estate License must have been obtained from the other state's real estate licensing authority by completing that state's education and examination requirements.

Note #1: Any active member in good standing with the Florida Bar who is otherwise qualified under the real estate license law is exempt from the FREC prescribed prerequisite educational course for licensure as a real estate sales associate.

Note #2: An Applicant with a permanent physical disability as defined by FREC Rule 61J2-3.013(2) may qualify for a correspondence pre-licensing course if unable, due to a permanent physical disability, to attend the site where the course is conducted.
